Most engagements are on Central London developments between £5m and £250m in construction value. We work with developers, principal contractors and specialist subcontractors, usually at the pre-construction or early works stage.
No. ELLNO works alongside internal teams as an independent voice, or bridges a gap while an in-house hire is made. Most engagements are 3-9 months and scoped tightly around a specific problem.
The practice is set up for Central London; that is where the constraints, the boroughs and the stakeholder patterns are best understood. Selective work in the Home Counties is taken on referral.
Alongside them, on the client side. Our role is to interrogate contractor proposals, pressure-test logistics and consents assumptions, and give the client an independent read on programme risk. We do not compete with the contractor's team.
We work to a fixed monthly retainer, a fixed-price scope, or a day rate, whichever fits the engagement. Pricing is always agreed in writing before work starts.
No fixed minimum. Short discovery pieces of 2-3 weeks are common where the brief is to scope a problem before committing to a longer engagement.
A monthly retainer covers a defined number of days across strategy, stakeholder work and site attendance, with a clear deliverables list. Retainers are reviewed quarterly against the project's stage.
For a live project blocker we can usually be on site within a week. For scoping and advisory work, we agree a start date at the discovery call.
Tam leads every engagement personally. Where specialist input is needed, ELLNO brings in vetted associates under a single point of accountability. You will not be handed to a junior.
A weekly written note, a fortnightly working call, and immediate escalation on anything material. Formats flex to fit the client's existing project controls.
The client. All deliverables, reports, plans, submissions, are the client's property on payment. We keep no confidential material after close-out unless asked to.
Yes. Professional indemnity, public liability and employer's liability cover are in place at levels appropriate to Central London construction advisory work. Certificates are shared on request during onboarding.
NDAs are signed as standard before any project detail is shared. Working files sit inside client systems where possible, and are removed from ELLNO systems at close-out.
